Geelong’s Historic Pakington St Mills to Transform into Vibrant Hub

Exciting Developments Ahead: $180m Plan for Pakington St Mills Approved

Geelong is on the brink of a remarkable transformation, as the City Council has approved a $180 million development plan for the historic Pakington St mills site. This ambitious project promises to revitalise Newtown’s riverside area with a mix of residential, commercial, and childcare facilities. This development will bring exciting prospects for the surrounding areas, including Barwon Business Park, just a 3-minute walk from the new project.

A Modern Revival for a Historic Site

The approved plans for 403 Pakington St, the former Returned Sailors and Soldiers Woollen Mill site, include the construction of 343 dwellings spread across ten buildings, a 150-capacity childcare centre, and various commercial spaces. This development, spearheaded by Mill Properties and designed by JAM Architects, aims to harmonise modern living with the site's rich heritage.

Boosting Local Economy and Community Spirit

The revitalisation of the Pakington St mills is set to have a profound impact on the local community. With new businesses moving into the area, the project will attract a significant increase in foot traffic, benefiting existing shops and services. The inclusion of commercial tenants within the development itself will create a bustling, vibrant hub that draws both residents and visitors.

Positive Reception and Future Prospects

Cameron Hamilton, Managing Director of the Hamilton Group, which owns the neighbouring 400 Pako development, expressed strong support for the project.

"It’s a long time coming. I think there needs to be utilisation of the area in and around the river; this is a great start. " - Cameron Hamilton

While the project has faced some opposition from heritage groups concerned about the potential impact on the site's architectural and social significance, the council has addressed these concerns by incorporating conditions into the permit that require detailed plans for lighting and bike facilities.

What’s Next?

Construction is anticipated to begin as early as November 2025, following the necessary cosmetic and operational adjustments. Local businesses have been informed and are preparing for the changes that lie ahead.

Stay tuned for more updates on this transformative project and how it will reshape the landscape of Pakington St. The future of Geelong is bright, with new opportunities for growth and community development just around the corner.
